On-net or off-net
If lit fiber is already in the building, you are buying a port. If it is not, you are buying construction, and that single fact drives more of the number than bandwidth does.
Tier breaks, not gradients
Ethernet prices in steps. The jump from 100M to 500M often costs less per megabit than the tier below it, so ask where the breaks fall before you settle on a speed.
Term against build cost
Carriers amortize a lateral over the term. A longer commitment can erase an install charge outright, which is the trade to make deliberately rather than by default.

What should Ethernet cost in my building?

It depends almost entirely on whether fiber already serves it. An on-net port in a lit building is priced off a rate card. An off-net address means construction, and the only honest way to find the real number is to make carriers bid it.

Where is the negotiating room on Ethernet?

Install and NRC first, then term, then the tier break. Carriers concede install charges more readily than monthly rate, because the install is a one-time cost they can amortize against a longer commitment.

Is a longer term always cheaper?

Per month, usually. In total, not always. A five year term at a lower rate that treats every bandwidth upgrade as a new install can cost more than a three year term that upgrades with a configuration change.
